Abela Design & Drafting is a boutique design studio with a focus on residential design for new homes. Our diversity flows into designs for multiple dwellings, alterations and additions to existing dwellings & light commercial buildings. Since it’s inception in 2002, Paul Abela and team has acquired a strong reputation for design that approaches each project with a uniquely creative response, sensitivity to client’s vision, and a commitment to detail.
GETTING STARTED
We take the time to understand your needs and your budget. An initial meeting is held to establish a design brief and scope of work. Following this meeting a fee proposal is generated for your review. If you’d like to discuss your project, please contact us for an obligation free consultation.
THE APPROVAL PROCESS
It is important before you start your project that you are aware of the approvals that will be needed from the local authority for Planning and Building Regulations. With years of experience and developed relationships Abela Design & Drafting take care of all necessary submissions for approvals and handle negotiations with the relevant organisations. We liaise with engineers, surveyors and industry professionals to ensure approval is granted.
DESIGN DEVELOPMENT
Our aim will be to follow your brief closely and reflect the aspirations it contains. We will work with you to develop designs that will interpret your ideas imaginatively, whilst keeping it on track and on budget. We will come up with a range of ideas for you to discuss, develop and refine together. Thereby creating a built form that is physically beautiful and enriches the lives of its occupants.
CONSTRUCTION DRAWINGS
A great design is the first step, however it must be articulated in an accurate and detailed set of construction drawings. We place a great deal of importance in the quality of the construction drawings we produce – something that builders and suppliers appreciate. Applying a deep understanding of the practical and technical expertise which has evolved over numerous years contribute to well resolved and buildable projects.
TENDER PROCESS & CONSTRUCTION PHASE
It is not uncommon for building contracts to contain hidden surprises that can have an impact on the design and the building cost. We guide you through the building phase by helping you select suitable builders, obtain appropriate prices for construction, monitor progress and standards, liaise with other specialists and oversee the construction through to successful completion.
FEE’S & CHARGES
Our fee will reflect the degree of personal service and bespoke design that your project involves, and will be affected by the complexity of the project. Our quotes consist of fixed fees and hourly rate charges with an estimate of time required.
